01 Agreement to Terms
By accessing or using InvestGaryIndiana.com ("the Platform," "IGI"), you agree to be bound by these Terms and Conditions and our Privacy Policy. If you do not agree to these terms, do not use the platform.
These terms apply to all visitors, subscribers, and users, including purchasers of the Tax Sale Navigator, IGI Exclusive Listing submissions, Vendor Marketplace participants, and Contractor Bid requests.
02 Platform Description
IGI is an information platform operated by Steel City Realty that provides real estate investment data, AI-powered property analysis, off-market listing opportunities, and market intelligence tools for the Gary, Indiana real estate market.
The platform includes: AI Property Analyzer, NIRA MLS Search, IGI Exclusive Listings, 2026 Lake County Tax Sale Navigator, Vendor Marketplace, Contractor Bid Marketplace, and Agent Referral Network.
03 Not Financial, Legal, or Investment Advice
Important: Nothing on this platform constitutes financial advice, legal advice, real estate advice, or a recommendation to buy, sell, or hold any property or investment. All data, projections, and AI-generated analyses are provided for informational purposes only.
Specifically:
- ARV estimates are based on top-5% closed comparable sales and may not reflect actual achievable sale price for any specific property
- Rental projections are based on HUD FY2026 Fair Market Rents plus a market-rate premium and may differ from actual achievable rents
- Renovation cost estimates are ranges based on Steel City Builders' Gary market experience and may vary significantly by property condition, scope, and contractor
- Deal scores and deal type classifications are algorithmic outputs for screening purposes only — not investment recommendations
- Cash flow projections assume standard expense ratios and do not account for vacancy gaps, capital events, financing terms, or local market shifts
You are solely responsible for conducting your own due diligence, obtaining qualified professional advice (attorney, CPA, licensed appraiser, real estate agent), and making your own investment decisions. IGI and Steel City Realty assume no liability for investment decisions made in reliance on platform data.
04 Subscriptions & Payments
Subscription Plans
IGI offers monthly recurring subscription plans (IGI Explorer at $29/mo, IGI Investor at $99/mo) processed through Stripe. By subscribing, you authorize Stripe to charge your payment method on a recurring monthly basis until you cancel.
Free Trial
Where offered, free trials require a valid payment method. Your subscription begins at the end of the trial period unless you cancel before the trial ends.
Cancellation
You may cancel your subscription at any time through the Stripe customer portal. Cancellation takes effect at the end of your current billing period. No refunds are issued for partial months.
One-Time Purchases
The Tax Sale Navigator ($499 add-on / $1,999 standalone) and IGI Seller Listing fee ($197) are one-time non-refundable purchases unless otherwise required by applicable law.
Price Changes
We reserve the right to change subscription prices with 30 days' advance notice to active subscribers via email. Continued use after the effective date constitutes acceptance of the new price.
Refund Policy: Monthly subscription fees are non-refundable once a billing period has begun. One-time purchase fees (Tax Sale Navigator, Seller Listing) are non-refundable. Exceptions may be made at IGI's sole discretion for documented technical failures that prevented access to purchased features.
05 Tax Sale Navigator
The Tax Sale Navigator provides access to Lake County Commissioner's Tax Certificate Sale parcel data for informational purposes only.
- Parcel data is sourced from Lake County government systems and may contain errors, omissions, or outdated information
- IGI does not guarantee the accuracy, completeness, or timeliness of parcel data
- Tax sale participation involves legal and financial risk. Consult a real estate attorney before bidding
- The $1,999 standalone access code is issued to a single named purchaser and is non-transferable. Sharing your access code with others violates these terms and may result in immediate access revocation without refund
- The $499 add-on is available exclusively to active IGI Investor ($99/mo) subscribers. If your subscription lapses, Tax Sale Navigator access is also suspended
Sale Dates: The 2026 Lake County Commissioner's Tax Certificate Sale is scheduled for May 4–7, 2026. IGI makes no representations about future sale dates. Access to the Navigator does not constitute eligibility to participate in the tax sale.
06 IGI Exclusive Listings
IGI Exclusive Listings are off-market properties submitted by sellers to IGI for distribution to the IGI investor subscriber base.
- Seller listing fee: $197 flat fee covers platform listing only. A 1% success fee is due and payable at closing for transactions facilitated through IGI.
- Steel City Builders contractor bids are estimates only and do not constitute a binding contract or guarantee of cost
- AI deal scores pre-run on Exclusive listings are algorithmic estimates — not appraisals or professional opinions of value
- IGI does not act as a broker, agent, or representative in transactions between buyers and sellers of Exclusive listings. Buyers should retain their own licensed representation.
- Photos, Street View links, and listing information are provided as-is. Buyers are responsible for physical inspection and title verification.
07 Vendor Marketplace
The Vendor Marketplace connects real estate investors with local service providers. IGI does not employ, supervise, warrant, or guarantee the work of any listed vendor.
- Vendor listings are paid advertising placements — inclusion does not constitute IGI's endorsement of any vendor's services, quality, licensing, or insurance status
- Users are responsible for verifying vendor credentials, licensing, insurance, and references independently before engaging any vendor
- IGI is not a party to any agreement between users and vendors and assumes no liability for disputes, damages, or unsatisfactory work
- Vendor lead distribution is based on a weighted lottery system. IGI does not guarantee any specific number of leads to any vendor tier
08 AI Property Analyzer
The Property Analyzer uses Claude AI (Anthropic) to generate deal analysis based on publicly available market data and IGI's calibrated neighborhood models.
- AI-generated analyses are not appraisals, professional opinions of value, or licensed real estate advice
- Results are generated based on address-level data only — the AI has not physically inspected the property
- ARV estimates, rental projections, and renovation cost estimates may differ materially from actual market outcomes
- IGI Investor subscribers receive unlimited analyses. Free users receive 3 complimentary analyses before a subscription is required.
09 MLS Data License
MLS listing data is provided through the NIRA (Northwest Indiana REALTORS® Association) MLS Grid RESO API under a licensed data agreement.
- MLS data is provided for informational purposes to subscribers only and may not be scraped, exported, or redistributed
- Listing accuracy is the responsibility of the listing agent/broker. IGI makes no representations about the accuracy of individual listing data
- IDX/MLS data is updated periodically and may not reflect real-time listing status. Always verify listing availability directly with the listing agent
10 Prohibited Uses
You may not use IGI to:
- Scrape, harvest, or systematically extract data from the platform
- Share your subscription credentials or Tax Sale Navigator access code with others
- Redistribute, resell, or republish MLS listing data, IGI Exclusive listing details, or Tax Sale Navigator parcel data
- Use the platform for any unlawful purpose or in violation of any applicable law
- Attempt to reverse-engineer, decompile, or tamper with platform code or security features
- Impersonate IGI, Steel City Realty, or any IGI staff member
Violations may result in immediate account termination without refund and, where applicable, legal action.
11 Disclaimer of Warranties
The platform is provided "as is" and "as available" without warranties of any kind, express or implied. IGI and Steel City Realty specifically disclaim all implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
IGI does not warrant that the platform will be uninterrupted, error-free, or free of viruses or other harmful components. We do not warrant the accuracy, reliability, or completeness of any data, analysis, or other content on the platform.
12 Limitation of Liability
To the maximum extent permitted by applicable law, IGI, Steel City Realty, their officers, directors, employees, agents, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to lost profits, lost data, property damage, or investment losses arising from your use of or reliance on the platform.
Our total aggregate liability for any claim arising from your use of the platform shall not exceed the greater of (a) the amount you paid to IGI in the 3 months prior to the claim, or (b) $100 USD.
13 Intellectual Property
All platform content, design, code, data models, neighborhood analysis methodology, and AI prompt engineering is the intellectual property of Steel City Realty / InvestGaryIndiana.com and is protected by applicable copyright and trade secret law.
MLS listing data is owned by NIRA and its member brokers. Tax sale parcel data is owned by Lake County, Indiana. You receive a limited, non-exclusive, non-transferable license to access this data for personal investment research purposes only.
14 Termination
IGI reserves the right to suspend or terminate your access to the platform at any time, with or without notice, for any violation of these Terms. Upon termination, your right to access the platform ceases immediately. Provisions of these Terms that by their nature should survive termination — including Sections 3, 11, 12, and 13 — shall survive.
15 Governing Law
These Terms are governed by the laws of the State of Indiana, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be resolved in the state or federal courts located in Lake County, Indiana. You consent to the personal jurisdiction of such courts.
16 Changes to Terms
We may update these Terms at any time. When we make material changes, we will post the updated Terms with a new effective date and notify active subscribers by email. Continued use of the platform after the effective date constitutes acceptance of the revised Terms.
