What's included in the IGI Investor plan?$99/mo+

The IGI Investor plan at $99/mo includes: unlimited AI Property Analyzer runs (vs. 3 free for non-subscribers), IGI Exclusive off-market listings with Steel City Builders contractor bids, vendor contact info (phone + email) for all Marketplace vendors, contractor bid request form, agent referral network, and all MLS search features. Tax Sale Navigator access is an additional $499 one-time add-on for Investor subscribers.

How do I cancel my subscription?Billing+

You can cancel at any time through the Stripe Customer Portal. To access it, click the account pill in the top-right navigation bar of the platform and select "Manage Subscription," or email support@investgaryindiana.com and we'll send you a direct portal link. Cancellation takes effect at the end of your current billing period — you keep access until then.

My subscription isn't activating after payment — what do I do?Billing+

After completing checkout, you should be redirected back to the platform with your subscription active. If it doesn't activate automatically, try these steps: (1) Check that the redirect completed fully — don't close the Stripe tab until you see the confirmation page. (2) Open the browser console (F12 → Console) and run igiActivate(). (3) If neither works, email support@investgaryindiana.com with your Stripe payment confirmation and we'll activate your account manually within a few hours.

Can I upgrade from Explorer to Investor?Account+

Yes. Visit the Stripe Customer Portal via your account settings and select "Change Plan." You'll be prorated for the difference and upgraded immediately. Alternatively, email support@investgaryindiana.com and we'll handle the upgrade manually.

How accurate are the ARV and rent estimates?Analyzer+

ARV estimates use the top 5% of closed comparable sales by bed count and neighborhood from NIRA MLS data, multiplied by 105% to reflect the upper range of achievable value in the current rising market. Rental projections are based on HUD FY2026 Fair Market Rents + 10% market-rate premium for Gary, Indiana. Renovation costs use Steel City Builders' calibrated Gary market rates of $70–80/sqft for full gut rehab.

These are estimates for screening purposes, not appraisals. Always verify with a licensed appraiser or experienced local agent before making a purchase decision. Properties with unique characteristics, legal issues, or extreme condition may differ significantly from estimates.

Free users receive 3 complimentary Property Analyzer runs. For unlimited analyses, subscribe to the IGI Investor plan at $99/mo — click any "Unlock" button on the platform to subscribe. The free run counter is stored in your browser; clearing browser data will reset it, though we ask that you use this fairly.

Why does my address show a different neighborhood than expected?Analyzer+

The Analyzer uses street name and ZIP code pattern-matching to detect neighborhood. If your address is near a neighborhood boundary or uses an uncommon street name, it may default to Glen Park (the most common investor target area). You can refine the analysis by adding a neighborhood name to your address — for example: "2200 Broadway, Downtown Gary, IN 46402." If neighborhood detection remains inaccurate for your address, email us and we'll add a pattern match.

Tax Sale Navigator
How do I get my access code after purchasing the standalone Navigator?Tax Sale+

After your $1,999 payment is confirmed, IGI manually emails your unique access code to the email address you used at Stripe checkout — typically within 1 hour during business hours (9am–6pm CT, M–F). Check your spam folder if you don't see it. The code format is IGI-XXXX-XXXX-XXXX. If you haven't received your code within 2 hours, email access@investgaryindiana.com with your Stripe order number.

Why do I have to re-enter my access code every session?Tax Sale+

The standalone Navigator uses session-only access (stored in sessionStorage) that clears when your browser tab closes. This is intentional — it prevents code sharing and ensures the $1,999 purchase is for single-person use. IGI Investor subscribers who pay the $499 add-on get permanent access (stored in localStorage) and don't need to re-enter anything.

What does the Tax Sale Navigator actually include?Tax Sale+

The Navigator includes: interactive ArcGIS parcel map for all 8,986 Lake County parcels in the 2026 sale, full searchable parcel database with address, lot number, city, and status filters, Street View links on every parcel, and Excel download links for the First-Timers and Repeaters parcel lists. The 2026 Lake County Commissioner's Tax Certificate Sale runs May 4–7, 2026. Minimum bid is $500. The 120-day redemption period applies.

IGI Exclusive Listings
How do I submit my property as an IGI Exclusive?Exclusives+

Scroll to the IGI Exclusives section on the platform and click "List My Property — $197." You'll complete a submission form with your property details, and pay the $197 flat listing fee via Stripe. Within 5 business days, Steel City Builders will schedule a site visit to produce a certified contractor bid. Once the bid is complete and an AI deal score is run, your listing goes live to all IGI Investor subscribers. A 1% success fee is due at closing for any transaction facilitated through IGI.

I'm an investor — how do I request a deal package on an Exclusive?Exclusives+

Click "Request Deal Package" on any IGI Exclusive listing. You need an active IGI Investor subscription ($99/mo). The deal package includes the full Steel City Builders contractor bid, AI deal analysis, property photos, and seller contact information. IGI will connect you with the seller within 24 hours.

Vendor Marketplace & Contractors
Are the vendors on IGI vetted?Vendors+

Vendor listings are paid directory placements. IGI does not independently verify the licensing, insurance, or quality of work of listed vendors. Always verify vendor credentials yourself — ask for proof of insurance, contractor's license, and references before engaging any vendor. IGI is not responsible for disputes, damages, or unsatisfactory work performed by listed vendors.

How does the contractor bid request work?Contractors+

IGI Investor subscribers can submit a bid request for any property via the Contractor Marketplace. Fill in the property address, scope description, and your contact details — your request is routed to qualified contractors in our network based on trade specialty and location. You'll typically hear back within 2–3 business days. Bids are between you and the contractor directly; IGI is not a party to any contractor agreement.

Technical Issues
The platform says I'm not subscribed but I already paid — what happened?Technical+

Subscription status is stored in your browser's localStorage. This can be lost if you: cleared your browser data, switched browsers, used a private/incognito window, or are on a different device. Open the browser console (F12 → Console) and run igiActivate() to restore your status on this browser. If the issue persists, email support@investgaryindiana.com with your Stripe receipt.

The Property Analyzer is loading but not returning resultsTechnical+

The Analyzer uses the Claude AI API and requires an active internet connection. Common causes of no results: (1) Your connection timed out — try again. (2) The address format wasn't recognized — try including the full street address with city and state: "1847 Virginia St, Gary, IN 46407." (3) Temporary API outage — wait a few minutes and try again. If the issue persists for more than 30 minutes, email support@investgaryindiana.com.

The Tax Sale map isn't loading inside the NavigatorTechnical+

The Tax Sale Navigator uses an embedded ArcGIS map that requires a stable internet connection and a modern browser. Try: (1) Refreshing the page and re-entering your access code. (2) Using Google Chrome or Firefox — some older browsers block iframes. (3) Disabling browser extensions (especially ad blockers) that may block the ArcGIS embed. (4) Clicking "Full Map ↗" to open the Lake County Parcel Viewer directly in a new tab. If none of these work, email support@investgaryindiana.com.
